Financial Analysis Tools: DCF (Discounted Cash Flow) analysis worksheet before and after tax projected out 10 years – Cash on Cash Return – IRR and NPV calculations –All cash vs leveraged financing – Optimal holding period – Cap Rate – DSCR (Debt Service Coverage Ratio) and more depending on need and property type.
Demographics: There are more than 100 reports that are available to help you understand the needs of the area described in the Case Study Area. These reports can be for things like – Income – Age breakdown. There are more than 1000 different reports available that can pinpoint your needs.
Mapping: Maps that show traffic counts – Local competition – Adjacent business – drive times and access to major roads.
Business Lists: By name (like Starbucks) and/or by type (Pizza). These can also be placed on a map to better show the locations in relationship to the subject property.
Comparison Reports: Analysis two or more sites using the above tools. This will allow a person to better determine which area might be best suited for the investor’s needs. There are more than 1000 different reports ranging from as simple as age or income to lifestyle makeup of the neighborhood.
Leakage Reports: This report is helpful in identifing product needs vs items supplied in an area. It shows in dollars just how much of an item is being purchased outside of the area.
Tapestry Segmentation Mapping: The tapestry segmentation system is designed to classify a neighborhood based on socioeconomic and demographic composition. This will allow you to profile consumers in your study area of interest.
